How we work

A clear path from first conversation to keys.

Step 01

Consult

We review program, site, budget range, and timing. If we are the right contractor, we say so. If we are not, we say that too.

Step 02

Precon

Estimating, constructability, and a procurement plan. Design partners stay in the room so cost and detailing move together.

Step 03

Build

Superintendent-led field work, weekly look-aheads, photo logs, and documented changes. Safety is non-negotiable.

Step 04

Close

Punch, commissioning, warranties, and as-builts. We remain reachable after occupancy — the building still has our name on it.

Why Madison Timberline

Craft without theatrics. Communication without noise.

01

Materials with a long life

We specify and install timber, stone, metal, and envelope systems chosen for performance, not catalog gloss.

02

Owners stay informed

You receive a living schedule, cost log, and weekly field notes. Surprises belong on site photos, not in invoices.

03

Trade partners we stand behind

We run a vetted bench of carpenters, mechanical, electrical, and specialty trades — and we own their work as our own.

Client notes

“They treated the timber as structure and as architecture. The raising was choreographed. The finish work was quiet and exact.”
— Principal, Ridge House
“Occupied renovation, tight calendar, no theatrics. Madison Timberline kept the building open and the punch list honest.”
— Facilities lead, Atelier Offices
“Preconstruction actually changed the design for the better. We spent the money where it would be felt in ten years, not ten weeks.”
— Owner, Lake Court Residence

Questions

What owners usually ask first.

We are a contractor first. We routinely build from architect and engineer packages, and we provide design-assist and preconstruction so those packages are constructible. For select scopes we can introduce trusted design partners.
We focus on projects where superintendent attention and finish quality matter — substantial custom homes, timber structures, commercial interiors, and renovations with real complexity. Share your program and we will tell you quickly whether we are the right fit.
Madison Timberline Contracting LLC operates as a licensed and insured limited liability company. Certificates of insurance and license details are provided during onboarding and to project stakeholders on request.
Early conversations produce a conceptual range. Once drawings are sufficiently developed we issue a detailed estimate and a written agreement (typically stipulated sum or GMP, depending on the project). Changes are documented before they are built.
Yes. Most of our work is collaborative. We sit with architects, structural engineers, and interior designers as a construction voice — not as a replacement for them.
